Gentrification can occur in many different ways. There is not one set form in which it takes shape. However, these processes tend to fall into two different categories:

direct displacement and exclusionary displacement.

 

Direct displacement involves rent hikes, evictions, and rapid change in the community.

 

Exclusionary displacement is centered around the cultural fabric of the community.

 

The “March of the Millenials,” or the movement of educated 20-30 year olds moving into cities, also contributes to the disruption of cities. Many young people prioritize living in densely populated areas before settling down into more suburban locations.

Health Services Research did research on the impact of gentrification on adult mental health. Their study showed that significant mental distress would have been 1.4% less present if the residents had not lived through gentrification. The main victims during the study were renters and other short-term living solutions as they are more vulnerable to direct displacement.
